It's because of this that several city's in the USA are only allowing Asphalt Emulsion Based Sealers and are banning the use of Coal Tar Parking Lot Asphalt Sealer and Driveway Sealer for sealcoating applications and this trend seems to be growing.

Asphalt Emulsion can be applied using a Broom or Squeegee and Sprayed using a Sealcoating Machine that incorporates a Diaphragm Pump which is capable of delivering pressures up to 125PSI depending on the viscosity of the sealer.
There are many benefits to using Asphalt Emulsion based Pavement Sealers but the biggest appear to be the safety issues. It has near zero VOCs (Volatile Organic Compounds) and is completely environmentally friendly and as such, this product is not hazardous and cleans easily with water. It can also be applied on damp surfaces and usually requires "Single Coat Application" if applied by an asphalt pavement sealer Broom or Squeegee.
Traffic can be allowed to drive on the new driveway sealer or parking lot sealer in eight hours or less and can be applied at night making this pavement sealer the preference for Commercial Parking Lot Sealcoating applications. Also, if sand or slate are added it offers excellent anti-slip resistance.
Our premium Asphalt Emulsion Pavement Sealer comes in a bulk 275 gallon tote with 210 Gallons asphalt pavement sealer. This is enough sealer to cover approximately 16,000 to 18,000 Square Feet of pavement with a single coat application using the Broom or Squeegee application method. It can also be sprayed with excellent results. Big A Asphalt Sealer comes pre-mixed with slate which is a far superior alternative to sand and the right ratio of water to give the best overall finished product. There's no need to mix anything else in!
Our Big A Asphalt Emulsion offers excellent adhesion and traction making it an excellent choice for areas having slopes or any area where you need added traction and anti-slip surfaces.
Apply our Emulsion Asphalt Pavement Sealer onto clean, dry or damp surfaces from which all contaminates have been removed: i.e. Build-up crankcase drippings, oil spots, loose traffic paint, etc. Scrape these areas with a wire brush, then use a torch or Asphalt Oil Spot Sealer to cover or remove affected areas. Clean Asphalt Cracks and Fill Asphalt Cracks with a quality Cold Crack Filler or Hot Crack Filler

Short Answer: None - Our sealer comes pre-mixed, ready-to-use with 70% of it's makeup being solids. This includes a special ground slate compound already mixed in for abrasives to create a long lasting sealer. We do NOT recommend adding any additional abrasives such as sand to this product as it will alter its intended makeup and consistency. Our slate compound has proven to be a far superior alternative to sand and we have full confidence that you will be very happy with the results of this product.
Short Answer: Upto 5% by volume - Our asphalt emulsion sealer comes pre-mixed as a ready-to-use product with the appropriate amount of water added for maximum performance of the product. You can "dilute" the product by adding upto 5% water by volume but we highly discourage you from adding water or attempting to dilute the product to "make it go further".
Short Answer: Yes - Once applied to pavement, this product will not degrade in colder temperatures. However, unused, this product cannot be frozen or applied in freezing temperatures without damaging the physical makeup of the material.
Short Answer: Approximately 3 - 4 years - Our Big A asphalt emulsion sealer is designed with 70% solids, almost 40% more than your average big-box store sealers. They advertise a 2 year sealer, but in reality, it might last 1 year and if you're lucky, 2. If properly applied, our sealer will last approximately 3 to 4 years in low traffic conditions like a driveway or small business parking lot. To achieve maximum lifespan, this product can NOT be diluted nor have additional sand additives. Also, the pavement must be cleaned of all dust and debris prior to sealing. Failure to comply with these application requirements will greatly reduce the overall lifespan of this product.
Short Answer: Yes - All of the sealcoat sealers we offer, are designed to be applied with either a sealcoat sprayer or manually with a sealcoat brush or squeegee.
